How long have you been based in Islington?
“The company was established in 2006, but we opened our first branch on Upper Street in August 2009. I have been working as an agent in Islington for 13 years.”
What do you like about working in Islington?
“At Islington Properties the directors and myself all live locally and that local knowledge really benefits our clients. Islington has a vibrant, village atmosphere. It offers most of the facilities and services that you could get in central London, coupled with local, boutique shops and restaurants.”
How was 2010 for you?
“In 2010 the market didn’t follow traditional patterns, with the beginning of the year starting out stronger, with more properties available, which gradually dropped as the year progressed. But it’s high levels of professionalism and good service that separate agents in this market. And we managed to do well.”
In an area where there are many estate agents, what makes Islington Properties so different?
“We are not typical estate agents; our relaxed shop space enables us to really get to know our clients and offer them the service that is right for them and we are focused on communication. We have a strong emphasis on service because ultimately that is all we sell – we assist owners through the whole property experience, whether that it’s on lettings, management or sales.”
Any advice for tenants in this market?
“It’s a good idea to start looking earlier because agents are offering properties earlier due to a lack of current availability. Consider not serving notice until you find a property and keep popping in to look at things. Keep an open mind because this area has something perfect for everyone. Banks are recovering so hopefully finance will be more widely available. Obviously this is all great news for landlords as it’s a seller’s market.”
Any advice for applicants/vendors in this market?
“This is truly a seller’s market so you are in a position to hold out and get the best price or terms for you. That said there are less people willing to move in an unstable financial climate, so if it seems an offer is fair, accept and get it tied up as soon as possible.”
It’s been a difficult year, but has Islington bucked the falling house price trend?
“Islington is firmly established as a fashionable and profitable area with excellent transport links to both the City and West End, large numbers of Victorian and Georgian properties and the highest concentration of garden squares in London. This means Islington is largely protected from the falling prices affecting other parts of London and is an area that holds its values even in a declining market.”
Is this part of the capital perfect for a particular demographic?
“The sheer variety of property available in Islington appeals to a very diverse demographic. There are great schools here, fantastic restaurants and theatres, all of which add to its broad appeal.”
What’s the typical property you have on your books at present?
“The biggest movers are one bedroom flats renting at £400 per week and two bedroom flats between £500/£600 per week.”
Are you optimistic for the rest of the year?
“Very optimistic; if we continue to provide straightforward honest advice, accurately price property and market it in the right way we will continue to flourish in the market.”
