Agent speaks... Tim Carlton, Carlton Estate Agents

How long have you been based in Islington?

I have been an agent in Islington for 25 years.

What do you like about working in Islington?

Islington has a fantastic range of properties with classic Georgian and Victorian terraces dating back from 1780.

How has 2011 been for you so far?

What an incredible turn around in the market – last January and February was the weakest market I have known in my 25 years, 2011 has begun very steadily with plenty of buyers registering with us, and demand for family houses is exceptionally strong.

Any advice for tenants in this market?

Set a realistic budget that you can comfortably afford, do some research on areas that you may wish to live, good properties will always move quickly so you need to be in a position to act quickly.

Any advice for applicants/vendors in this market?

My advice to vendors would be to choose a selling agent wisely, don’t be swayed necessarily by the highest valuation of your property or the lowest fee quoted. Ask for details of comparable evidence to support the valuation you have been given. Presentation is very important, clutter is not good, water leaks and cracks should also be dealt with prior to marketing.

As far as applicants are concerned – organise your finances prior to starting your search. It is important that you set a realistic budget, keep in touch with the agents you register with, after viewings feedback is welcomed and will provide an agent with a clearer picture of the ideal property you are looking for.

Is this part of the capital perfect for a particular demographic?

Islington has always appealed to young professionals working in the City and West End seeking to live within easy access. However there is also a large number of residents who have lived in the borough for many years.

Are you optimistic for the rest of the year?

Yes – we are optimistic, having come out of last year’s economic downturn and banking crisis, the market has recovered in Islington incredibly well, demand for good properties remains high, we are expecting a very busy spring market.
